En cas de doute, la faveur va au locataire.<\/li><\/ol>\n\n\n\n<p>Le locataire est, lui, tenu de maintenir les locaux en bon \u00e9tat et d\u2019effectuer les r\u00e9parations li\u00e9es \u00e0 l\u2019usure d\u2019utilisation.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Les am\u00e9nagements suppl\u00e9mentaires<\/strong><\/h3>\n\n\n\n<p>Les autres travaux dans un local commercial lou\u00e9 sont consid\u00e9r\u00e9s comme accessoires et incombent donc au preneur. Il s\u2019agit par exemple des peintures, d\u00e9corations, am\u00e9nagements mobiliers, comptoirs et autres.<\/p>\n\n\n\n<p>Par exemple, si l\u2019\u00e9lectricit\u00e9 est aux normes, le prix d\u2019une installation \u00e9lectrique am\u00e9liorant le confort du local commercial est \u00e0 la charge du locataire.
