Voici notre top des 5 astuces \u00e0 mettre en place sans plus tarder !&nbsp;<\/p>\n\n\n\n<h3><span class=\"underline--hover\"> 1.Choisissez le mod\u00e8le de syndic le plus adapt\u00e9 \u00e0 votre copropri\u00e9t\u00e9 <\/span><\/h3>\n\n\n\n<p>Conform\u00e9ment \u00e0 la loi de <strong>1965<\/strong>, il existe deux types de mod\u00e8les de <a href=\"https:\/\/matera.eu\/articles\/syndic-copropriete\" target=\"_blank\" rel=\"noreferrer noopener\">syndic<\/a> :&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Le syndic professionnel : dans ce mod\u00e8le, les <strong>copropri\u00e9taires<\/strong> confient la gestion de leur immeuble \u00e0 une soci\u00e9t\u00e9 externe en <strong>\u00e9change<\/strong> du <strong>paiement<\/strong> d\u2019honoraires ;&nbsp;<\/li><li>Le syndic <strong>non-professionnel<\/strong> : ce mod\u00e8le regroupe le syndic b\u00e9n\u00e9vole et le syndic coop\u00e9ratif. En syndic b\u00e9n\u00e9vole, un seul copropri\u00e9taire est \u00e9lu en qualit\u00e9 de <strong>syndic<\/strong>. En syndic coop\u00e9ratif, c\u2019est le conseil syndical qui g\u00e8re la <strong>copropri\u00e9t\u00e9<\/strong> sans interm\u00e9diaire. Les conseillers syndicaux peuvent ainsi se r\u00e9partir les <strong>diff\u00e9rentes<\/strong> missions du syndic selon leurs affinit\u00e9s respectives et leurs disponibilit\u00e9s.<\/li><\/ul>\n\n\n\n<p>Pour choisir votre <strong>syndic<\/strong>, vous devez mettre en concurrence plusieurs devis et les ajouter \u00e0 l\u2019ordre du jour de la prochaine <strong>assembl\u00e9e<\/strong> g\u00e9n\u00e9rale. Pour ce faire, contactez votre syndic par <strong>lettre<\/strong> <strong>recommand\u00e9e<\/strong> avec accus\u00e9 de r\u00e9ception au moins 2 mois avant l\u2019assembl\u00e9e g\u00e9n\u00e9rale.<\/p>\n\n\n\n<p>La d\u00e9signation du syndic se vote \u00e0 la <strong>majorit\u00e9<\/strong> absolue de <a href=\"https:\/\/www.legifrance.gouv.fr\/loda\/article_lc\/LEGIARTI000039313590\/\" target=\"_blank\" rel=\"noreferrer noopener\">l\u2019article 25 de la loi de 1965<\/a>. C\u2019est une r\u00e8gle de <strong>majorit\u00e9<\/strong> qui prend en compte tous les copropri\u00e9taires, y compris les absents et les non repr\u00e9sent\u00e9s.<\/p>\n\n\n\n<p><strong>Bon \u00e0 savoir : <\/strong>Conform\u00e9ment \u00e0 l\u2019<strong>article 25-1 de la loi de 1965<\/strong>, si la majorit\u00e9 n\u2019est pas atteinte mais que la r\u00e9solution obtient au moins un tiers des tanti\u00e8mes, alors vous pouvez organiser un second vote lors de la m\u00eame <strong>assembl\u00e9e<\/strong> <strong>g\u00e9n\u00e9rale<\/strong>, cette fois \u00e0 la majorit\u00e9 simple.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/ipaidthat.io\/mag\/wp-content\/uploads\/2021\/08\/ipaidthat-x-mattera-1024x623.png\" alt=\"\" class=\"wp-image-6996\"\/><figcaption><meta charset=\"utf-8\"><em>Image de couverture modifi\u00e9e issue de :<\/em> <a href=\"https:\/\/storyset.com\/online\" target=\"_blank\" rel=\"noreferrer noopener\">storyset.com<\/a><\/figcaption><\/figure>\n\n\n\n<p>Opter pour un <strong>syndic<\/strong> <strong>non-professionnel<\/strong> comporte plusieurs avantages : cela fait baisser le prix du <strong>syndic<\/strong>, vous reprenez le contr\u00f4le de votre immeuble et pouvez choisir vos fournisseurs et faire avancer les <strong>dossiers<\/strong>, la <strong>gestion<\/strong> est plus transparente et plus conviviale, etc.&nbsp;<\/p>\n\n\n\n<h3><span class=\"underline--hover\">2. D\u00e9signez un conseil syndical <\/span><\/h3>\n\n\n\n<p>En syndic <strong>b\u00e9n\u00e9vole<\/strong> et professionnel, la nomination d\u2019un conseil syndical est facultative. Toutefois, le conseil syndical a un r\u00f4le cl\u00e9 puisqu\u2019il fait le relais entre les <strong>copropri\u00e9taires<\/strong> et le syndic.<\/p>\n\n\n\n<p>Il permet \u00e9galement de contr\u00f4ler la gestion du syndic, notamment sa gestion financi\u00e8re. C\u2019est pourquoi, nous vous conseillons de d\u00e9signer un conseil syndical dans votre copropri\u00e9t\u00e9.&nbsp;<\/p>\n\n\n\n<p>Les conseillers syndicaux sont \u00e9lus en <strong>assembl\u00e9e g\u00e9n\u00e9rale<\/strong> \u00e0 la majorit\u00e9 absolue. En leur sein, ils \u00e9lisent un pr\u00e9sident du conseil syndical.<\/p>\n\n\n\n<h3><span class=\"underline--hover\"> 3.Cr\u00e9ez un groupe de discussion avec l\u2019ensemble des copropri\u00e9taires <\/span><\/h3>\n\n\n\n<p>G\u00e9n\u00e9ralement, les assembl\u00e9es g\u00e9n\u00e9rales durent longtemps car les copropri\u00e9taires d\u00e9couvrent le jour J les <strong>r\u00e9solutions<\/strong> \u00e0 l\u2019ordre du jour. Pour gagner du temps dans les d\u00e9bats, nous vous recommandons de cr\u00e9er un groupe de discussion entre <strong>copropri\u00e9taires<\/strong>. Non seulement cela vous permettra de mieux vous organiser mais cela instaurera \u00e9galement plus de convivialit\u00e9 dans l\u2019immeuble !<\/p>\n\n\n\n<h3><span class=\"underline--hover\"> 4.Entretenez r\u00e9guli\u00e8rement les parties communes de votre immeuble <\/span><\/h3>\n\n\n\n<p>Pour gagner du temps dans la gestion et \u00e9viter les sinistres qui peuvent souvent co\u00fbter tr\u00e8s cher, nous vous conseillons <strong>d\u2019entretenir<\/strong> r\u00e9guli\u00e8rement les parties communes de votre immeuble. Cela passe par engager des prestataires qui viennent assurer la maintenance des \u00e9quipements <strong>collectifs<\/strong> et le nettoyage des parties communes mais \u00e9galement par la mise en place de certains travaux de copropri\u00e9t\u00e9.&nbsp;<\/p>\n\n\n\n<p><strong>Bon \u00e0 savoir :<\/strong> Pour financer les travaux en copropri\u00e9t\u00e9, vous pouvez soit d\u00e9bloquer tout ou partie du fonds travaux soit souscrire \u00e0 un pr\u00eat collectif type Copro 100 si vous le souhaitez. Certains types de <strong>travaux<\/strong> b\u00e9n\u00e9ficient \u00e9galement de <strong>subventions<\/strong>. C\u2019est le cas des travaux de r\u00e9novation \u00e9nerg\u00e9tique gr\u00e2ce notamment au dispositif Ma Prime R\u00e9nov\u2019.<\/p>\n\n\n\n<h3><span class=\"underline--hover\"> 5.Mettez en concurrence vos prestataires <\/span><\/h3>\n\n\n\n<p>Une copropri\u00e9t\u00e9 fait g\u00e9n\u00e9ralement appel \u00e0 de nombreux prestataires : <strong>m\u00e9nage, espaces verts, assurance, maintenance de l\u2019ascenseur, etc<\/strong>.<\/p>\n\n\n\n<p>Or, certains prestataires sont parfois<strong> inefficaces<\/strong> et mettent du temps \u00e0 r\u00e9pondre, ce qui fait perdre du temps au conseil syndical qui est g\u00e9n\u00e9ralement en relation direct avec eux.<\/p>\n\n\n\n<p>Pour <strong>gagner du temps et de l\u2019argent<\/strong>, nous vous recommandons de demander \u00e0 votre syndic de ren\u00e9gocier vos contrats fournisseurs \u00e0 chaque date d\u2019anniversaire.
